Efforts to Achieve Common Understanding with the Regulator
According to IDEA, in a tweet, he wrote: “To clarify recent events regarding the suspension of Sheypoor and Divar platforms due to advertising regulations, we made efforts in today’s meeting with representatives from the Ministry of Roads and Urban Development to address public concerns and reach a common understanding. Sheypoor, like in the past, will strive to cooperate with relevant authorities to facilitate people’s transactions.
Some of the issues raised by the regulator regarding non-compliance with legal regulations on advertising platforms include the lack of entity or property information in posted ads and the inclusion and publication of housing advertisements for government support programs, which is against the law, or advertisements related to housing pre-sales that require permits from the Ministry of Roads and Urban Development.
Seyed Javad Sadat-Farizani, the head of the Center for Development and Strategic Policies at the Ministry of Roads and Urban Development, provided explanations in a meeting with the Divar and Sheypoor platforms regarding the placement of real estate ads on online platforms like Sheypoor and Divar.
In these explanations, Farizani mentioned some of the violations in ad placement: “Some of the published ads in the housing sector have no legal basis, while others are related to subsidized housing and government programs that cannot be legally sold or transferred. Some also pertain to pre-sales of housing, which require verification and approval from the Ministry of Roads and Urban Development.”
Farizani further elaborated on intermediaries as one of the reasons for these violations and said, “Most of these ads are published by intermediaries, leading to confusion among the public, especially in the rental market. Pricing based on inaccurate ads and market speculation has had a tangible inflationary effect.”
Farizani referred to meetings held with the platforms on this matter, stating, “In the past eight months, we have conducted meetings with platforms that publish housing ads to address issues related to the incorrect, ambiguous, or unlawful placement of ads.
